Service Charge Calculation & Collection Our service charge policy is to ensure that informed decisions are made in order to protect both the leaseholder and the freeholder’s investments. The needs of each property are carefully assessed so that the correct package is put together at the right price for that property. We fully comply with the practicing guidelines of the service charge code and operate with as much cost transparency as possible. This is done through our online systems, which allows us to keep customers informed of the current financial status of their site at the touch of a button. Along with this we have strict processes and procedures in place for the collection of the service charges to ensure that payments are made on time and kept up to date. Maintenance of external areas Maintenance of ground works is an important area of concern to us. We want the external image of your property to be something you are proud of. We aim to keep these areas, including car parks, lawns and flowerbeds, neat and tidy so they become an integral part of the living area for current and potential residents. Major work on the Site Major works are generally required periodically to ensure that the site does not depreciate over time. This will be carefully assessed by an experienced building/construction expert to ensure that correct measures are taken and that the right company is contracted in for the job. Generally, this will have been budgeted for in the service charge but there is always the potential for some unforeseen costs so we have a range of procedures put in place for this eventuality. Maintenance of communal areas Cleaning of communal areas is an important area of concern to us. We maintain a regular cleaning schedule to ensure your site is well presented at all times. Safety equipment Safety Equipment is a crucial part of our job. As Managing Agents we assess the individual needs of each site, looking at what is currently in place and if there is anything lacking, to ensure the safety of residents in any situation. This will be in keeping with national guidelines and regulations. These will be routinely checked and kept in good working order. |
